Ø      Buffers will protect agricultural lands and provide urban residential growth opportunities.

Ø      Protection of agriculture from urban growth with buffers to separate urban and agriculture with compact growth of urban areas.

Ø      Agricultural buffers to address noise, odor, dust, chemicals, visual impacts and traffic conflicts.

Ø      Need to check with insurance carriers to see if proposed agricultural buffers meet their underwriting guidelines.

Ø     Consider agricultural estates (like Ruby Hills in Livermore) where agriculture is done around estate homes.
